Describe what changed without guessing why

A ceiling stain can have more than one possible source. A loose shingle may be isolated or part of a wider pattern. Record what you can see, hear, or smell, when it occurs, and how it changes. Let the inspection connect those observations to visible conditions.

Homeowner Guidance

Bring the property's history into the conversation

Gather any available roof invoices, repair photos, product information, manufacturer registration, workmanship terms, solar documents, and records for skylight, chimney, gutter, siding, window, attic, or ventilation work. Previous additions and roof sections installed at different times should also be noted.

What to know

  • Location, timing, and pattern of each visible concern
  • Safe ground-level and interior photos
  • Known roof age, previous repairs, and recurring leaks
  • Existing solar panels, skylights, chimneys, and low-slope sections
  • Owner, tenant, manager, or association access and decision authority

Ask what supports a repair or replacement recommendation

Ask which visible conditions were found, what evidence supports the likely entry point, which areas remain hidden, whether a reliable repair is practical, and how deck, flashing, ventilation, gutters, fascia, soffit, chimneys, skylights, or solar equipment affect the recommendation.

Before authorizing work, confirm that the condition, proposed response, concealed-work process, price, approvals, and warranty roles are described in writing.

Frequently Asked Questions

Answers for homeowners

What should I write in a roof symptom log?

Record the exact location, what is visible, when it first appeared, the weather or conditions when it changes, and the number of any related photo. Describe the observation without assuming the cause.

Should I enter the attic before an inspection?

Only use a stable, safely accessible area. Do not enter a wet, electrically hazardous, structurally questionable, or unfamiliar space. Tell the inspector what access is available.

Can an inspection confirm every condition before work begins?

No. Some deck, flashing, or concealed conditions may only become visible after existing materials are removed. The proposal should explain how those conditions will be documented, priced, and approved.
